PEM Premier Properties Lowers Industry Standard Commission Rate by Half

SCOTTSDALE, Ariz. – For years real estate commission has sat at six percent of the selling price of a home without fail, even though commission rates can be and are negotiated. However, now PEM Premier Properties, a strategic brokerage in North Scottsdale, is making lower commission rates to both sellers and buyers their standard.

Paul Mashni, CEO and President of PEM Premier Properties, a division of PEM Real Estate Group, believes that the standard six percent commission is no longer appropriate nor does it make sense.

“The commission received should reflect the market,” said Mashni. “Home values are not increasing double digits a year like they used to. In today’s world, a two percent yearly appreciation is the expectation. Paying three years of equity simply for commission is unacceptable.”

For Mashni, it also comes down to the influence of new technologies.

“Technology, chiefly the Internet, has allowed agents to do their work more efficiently,” said Mashni. “Agents and their clients can get an overview of a house through a virtual tour before they ever decide if it is a property they want to physically visit. This enables agents to spend more time with the customer and to pay more attention to customer service and satisfaction.”

A seller typically pays a three percent commission to both selling and buying agents totaling six percent. For qualifying homes, PEM Premier Properties cuts the traditional commission in half, saving customers one and a half percent of their total costs. If both the buying and selling agents are PEM agents, total commission will be just three percent.

Even though sellers pay the commission, PEM Premier Properties has also found a way to cut costs for buyers. A PEM agent representing a buyer will not accept more than a two percent commission from a seller. The remaining one percent can be put towards closing costs, any prepaids, or be donated to the charity of the client’s choice.
